$2.5M Wingstop Retail and Office Project Planned in Arlington, TX
A new two-story retail and office center Wingstop is set to break ground in February 2026 at 2860 E. Pioneer Parkway in Arlington, TX, with completion targeted for December 2026. The $2.5 million project will deliver a 5,819-square-foot facility designed to expand both dining and office options in East Arlington.
The building will include 1,810 square feet on the ground floor dedicated primarily to restaurant and retail tenants, while the second floor will provide 4,009 square feet of office space. Designed as a shell building, the project combines food service with flexible office accommodations, reflecting a growing trend in a small mixed-use development.
Benbrook-based Franz Architects has been selected as the design firm, continuing its established partnership with property owner Center on 360, LLC. The firm previously worked with Wingstop's franchisor Tommy Hicks for the Wingstop Retail Center at 2030 S. Cooper Street in Arlington, completed in 2021.
Ownership of the property is led by Tommy Hicks, a Texarkana native who opened his first Wingstop franchise in 1999. Hicks has since grown into a multi-unit franchisor, with multiple developments across North Texas combining restaurant and retail space to support Wingstop’s continued growth.
Once complete, the Pioneer Parkway center will strengthen the city’s retail corridor, adding new dining and professional services to a high-traffic stretch of East Arlington. The project underscores Arlington’s role as a hub for small-scale commercial investment and flexible mixed-use facilities in the Metroplex.
