
Freebirds World Burrito Expands with Mansfield Towne Crossing Location
Texans who love fully customizable burritos will soon have a new option in Mansfield, Texas. Freebirds World Burrito is preparing to open its first city location at Mansfield Towne Crossing, located at 1811 U.S. Hwy 287. The new restaurant will move into a 2,457-square-foot space next to GameStop, with a $100,000 renovation project scheduled to begin in December 2025. If all goes to plan, the restaurant will open its doors by May 2026.

Mansfield Towne Crossing is a 421,000+ square foot power center featuring around 27 retailers and plenty of parking with freeway visibility along U.S. 287. Current tenants include Super Target, The Home Depot, Ross Dress for Less, and Chili's, with a healthy mix of home decor, apparel, and specialty shops. The center’s prime frontage and traffic draw make it an attractive spot for Freebirds to reach Mansfield residents and visitors.
Sun Holdings’ Big Freebirds Buyout
In August 2024, Sun Holdings acquired the 64-unit Freebirds World Burrito chain, cementing its status as one of the largest restaurant operators in the U.S. Known for bold flavors and fully customizable burrito creations, Freebirds became an appealing addition to Sun Holdings’ diverse portfolio.

The Freebirds acquisition signals a strong push to expand the fast-casual Mexican chain throughout Texas and potentially into new markets.
Kite Realty Group: Powering Towne Crossing
The landlord behind Mansfield Towne Crossing is Kite Realty Group, a major U.S. real estate investment trust specializing in open-air shopping centers and mixed-use retail destinations. Based in Indianapolis, KRG manages a nationwide portfolio that has grown substantially after its $7.5 billion merger with Retail Properties of America in 2021.
In the Dallas–Fort Worth area, Kite Realty owns significant centers including Chapel Hill Shopping Center in Fort Worth, anchored by Central Market, The Container Store, and Cost Plus World Market. With its focus on high-growth markets, Kite Realty’s presence ensures that Mansfield Towne Crossing continues to attract national and regional tenants like Freebirds.
