Proposed Retail and Office Project to Replace Existing Premier Pain Centers Building at 1111 5th Ave
  
  Proposed 15,000-Square-Foot Retail & Office Shell Planned for 1111 5th Ave in Fort Worth
According to a recent public filing with the City of Fort Worth in early September 2025, a proposed commercial redevelopment at 1111 5th Ave in Fort Worth would demolish the existing 2,597 sq ft structure. The property currently houses Premier Pain Centers, and the plan would replace it with a new three-story, 15,000-square-foot shell designed for retail and office use.
The existing building, dating to 1965, will be removed along with its parking layout. In its place, the new development will feature reconfigured parking providing 17 spaces, including two ADA-accessible stalls. Utilities such as sewer, water, and gas will be upgraded with new meters to serve the future tenant spaces. Streetscape enhancements will include new street trees to meet the city’s landscape requirements and improve pedestrian appeal.
Property ownership rests with Antiochis LLC, led by nephrologist Elhami Hannan of Richland, WA. Bannister Engineering, LLC, a DFW-based design and surveying firm, prepared the plans, submitted by civil designer Gerald Murga, who joined the firm in May 2025. Murga brings experience in site planning and leadership from his previous role at STRAND.
Based on current Texas construction rates, ground-up commercial build costs for shell projects average between $160 and $250 per square foot for offices, and $110 to $165 per square foot for retail. At a blended rate of $200/sq ft, the estimated project value would range from $3.0 to $4.0 million, depending on fit-out complexity and site conditions.
