A fast-growing Texas restaurant brand is making its way to west Fort Worth, bringing authentic New York-style bagels to one of the city's most recognizable commercial corridors.

According to state filings and city building permit records, Shug's Bagels is planning a commercial renovation at 5101 Camp Bowie Boulevard in the Arlington Heights neighborhood. The new Shug's Bagels location will occupy the former Oasis Liquor store site, expanding the company's footprint beyond Dallas while introducing its popular kettle-boiled bagels, breakfast sandwiches, lox, deli sandwiches, chicken cutlet sandwiches, and coffee to Fort Worth customers. The chain currently operates two Dallas locations and one in New Orleans, with an Austin restaurant scheduled to open this Summer.

Founded by Justin Shugrue, Shug's Bagels has become one of Texas' fastest-growing independent restaurant concepts. The company projects annual revenue exceeding $15 million once five locations are operating, driven by an impressive average unit volume of approximately $3 million per restaurant. That growth follows the success of its original Mockingbird Lane location, which generated roughly $3 million in annual revenue before the addition of a second Dallas store helped double company revenue by late 2024.

Permit records indicate the Camp Bowie real estate project will include a tenant finish-out valued at approximately $1.5 million. City permit documents reference a 1,433-square-foot renovation, while state filings identify a 3,000-square-foot project, suggesting a possible expansion of the existing building. Construction is expected to begin in early August 2026, with completion anticipated by mid-2027.

State filings identify Baird, Hampton & Brown of Fort Worth as the project architect. According to Tarrant Appraisal District records, the approximately 0.4-acre Camp Bowie real estate property is owned by Hyder Company and carries an appraised value of approximately $470,000 for the land and existing improvements.

The addition of Shug's Bagels further strengthens the growing restaurant lineup along Camp Bowie Boulevard and reflects continued investment in west Fort Worth, where established commercial corridors continue attracting expanding regional restaurant brands.
